HomeServicesCCTV Drain Survey Bracknell

You've got a drain that keeps backing up, a smell you can't trace, or a surveyor's flag on a property you're about to buy. Guessing won't fix any of those. A camera will.

We run a CCTV drain survey through your pipework, locate any fault to the metre, and hand you footage plus a written report. You'll know exactly what's wrong, where it is, and what needs doing, before anyone quotes you for repairs.

What the Survey Involves

A self-propelled camera head travels through your drain from the nearest accessible point, an inspection chamber or rodding eye. The engineer watches the live feed and notes every defect: cracks, root ingress, displaced joints, collapsed sections, misaligned connections, grease build-up that's narrowed the bore. Each fault gets a timestamp and a distance from the camera entry point.

After the survey you get:

  • A full video recording of the inspection, delivered digitally on USB or via a download link
  • A written report identifying every defect found, in a format accepted by solicitors and loss adjusters
  • Exact depths and distances so any remedial work can be quoted accurately
  • Clear recommendations on what's urgent and what can be watched

A standard single-property survey is done in one visit. Most take between 45 minutes and two hours depending on the length and complexity of the pipework.

When You Actually Need One

Not every slow drain needs a camera. But some situations do.

Recurring blockages. If you've had the drain cleared twice in a year and it's blocked again, something structural is probably trapping debris. Jetting clears the symptom; a survey finds the cause.

Pre-purchase surveys. Drains don't show up on a standard homebuyer's report. A collapsed pipe under a Harmans Water terrace or a root-fractured lateral in a Jennett's Park new-build won't be visible from the surface. Buyers use our surveys to renegotiate on price or insist on repairs before exchange.

Subsidence or sinkholes. If ground is moving in your garden or a section of drive has dropped, the drain beneath may be leaking. CCTV confirms it, or rules it out.

Insurance claims. Loss adjusters want documented evidence of drain condition. A written report with footage carries more weight than a verbal opinion.

New property ownership. Before you take on a commercial lease or complete a purchase in Birch Hill, Crown Wood or Amen Corner, knowing the drain condition removes a significant unknown.

Pre-Purchase Surveys: What Buyers Should Know

Conveyancing solicitors in Bracknell will sometimes flag drainage concerns, but they can't tell you whether a pipe is intact. We carry out pre-purchase CCTV surveys on properties throughout RG12 and RG42, including older stock in Easthampstead and Bullbrook where clay pipe runs from the 1960s and 70s are now reaching the end of a serviceable life. Bracknell's post-war estates were built fast, with shallow-laid clay laterals that have had sixty years of ground movement and tree root pressure working on them. It's a known issue on those streets.

You don't need the seller's permission to survey drains accessible from outside the property boundary. For surveys requiring access through the house, the estate agent can arrange this as part of a second viewing. We'll work around whatever access you can get.

If faults are found, you'll have footage and a written report to put in front of the vendor. That's useful in a negotiation, or grounds to walk away with your eyes open.

What the Report Tells You

UK drain surveyors assess defects using alphanumeric coding from the WRc defect classification system. structural faults and service defects each carry their own codes, and severity is recorded against each one. We don't convert that into a simplified numbered scale. What you get is plain English: here's the defect, here's where it sits in the pipe, here's what we'd recommend.

We won't dress it up or down. If the drain's in good shape, we'll say so. If it's about to collapse, you'll know that too, with the footage to back it up.

Fault typeHow it shows on cameraTypical remedy

Remedy costs are quoted separately once the fault is confirmed. Drain repairs and relining carry a 20-year guarantee. That guarantee applies to the remedial work itself, not to blockage clearance.
