Thames Water's hosepipe ban is headline news, but drought is quietly cracking drains across Berkshire. Here's why you should check yours now.
Thames Water's Temporary Use Ban has been running across Berkshire since 23 July 2026. Hosepipe bans make the news for the obvious reasons, brown lawns, dusty cars, neighbours peering over fences at each other's sprinklers. Bracknell News covered Thames Water's August update confirming the TUB could run until late 2026, and as of mid-September ten bans remain active across England. That's a long, hot story.
But there's a quieter part of the drought story that nobody's talking about, and it's the part that's going to cost some Berkshire homeowners real money this autumn.
Your drains.
What Drought Actually Does Underground
Most people think about drainage problems as a water problem, too much of it, moving too fast, going somewhere it shouldn't. What they don't think about is what happens when the ground itself changes shape.
Berkshire sits on a patchwork of geology. Significant parts of the borough, including older residential areas like Priestwood, Bullbrook, Easthampstead and Wildridings, have clay-bearing soils at or near the surface. Clay is peculiar stuff. It holds water when it's wet, swells, and behaves like a reasonably stable foundation. Take the water away and it shrinks. Not metaphorically. Physically contracts, cracks, and moves.
A long dry summer, and 2026 has been exactly that, can pull significant moisture from the top metre or two of clay subsoil. The shrinkage isn't uniform. It happens where the sun bakes the ground most, where tree roots have already been drinking, where the soil composition varies over short distances. The result is differential settlement. The ground doesn't drop evenly. It drops in patches, in directions nobody planned for when the drain run was laid.
Your drain, which was sitting in stable ground, is now sitting in ground that's moved. The rigid clay or concrete pipe hasn't moved with it, or it's moved differently to the section next to it. Joints open. Pipes crack. Inspection chambers, which are basically boxes buried in the ground, can subside or tilt. Benching inside manholes breaks up.
None of this is dramatic when it happens. There's no flood, no obvious sign at surface level. The soil just quietly shuffles, and somewhere two metres down a joint that was watertight last spring is now sitting at a slightly different angle with a gap in it you could push a pencil through.
Why Autumn Is the Dangerous Moment
Here's the part that turns a slow problem into an acute one.
After a prolonged dry period, the first significant autumn rain doesn't just wet the surface. It hits ground that's cracked, compacted and structurally rearranged. Water rushes into those surface cracks, carrying silt, leaf debris and anything else that's accumulated over a dry summer. Some of that water finds its way into the open drain joints underground. It brings material with it.
At the same time, the rain softens the soil again. Saturated clay can move back, but not always to where it was. Pipes that were merely misaligned get pushed further. Joints that had a small gap get a larger one, or get forced shut in a way that creates a ridge inside the pipe that catches every piece of debris that comes through.
This is why drainage engineers across the UK see a spike in collapsed drain calls and serious blockages every autumn after a dry summer. It's not coincidence. It's a predictable mechanical sequence: drought opens the gap, autumn rain weaponises it.
Areas like Harmans Water, Wick Hill, Great Hollands and Birch Hill, where much of the housing stock is 1960s and 1970s era, are particularly worth thinking about here. Older clay vitrified pipes, original pitch-fibre drainage, push-fit joints that have been under ground for fifty-odd years. They were never going to last forever, and ground movement accelerates the timeline considerably.
Newer developments like Jennett's Park, Amen Corner and Crown Wood tend to have modern plastic drainage with more flexible joints, which cope with ground movement better. But even those systems have inspection chambers and manhole structures that can be affected.
The Tree Root Factor
Drought-induced soil shrinkage and tree root damage are not separate problems. They're the same problem from two directions.
Tree roots follow moisture. During a dry summer, they extend further and deeper than usual, searching for water. Drain pipes are often the warmest, most reliably moist linear feature in the subsoil, and roots have been finding their way into drain joints and crack points for as long as drains and trees have shared the same ground. A drought year accelerates root ingress significantly because the root systems are more aggressive in their search, and because the drought has also cracked and shifted the pipes slightly, making entry points that much easier to find.
We do a lot of root cutting and descaling work in the RG12 area, and the calls tend to come either in early spring (after winter root growth) or in late autumn after a dry summer. The pattern this year, based on what we're already seeing in early autumn 2026, is tracking toward the latter.
Warfield, Binfield and Winkfield are particular hotspots because the housing sits alongside mature hedgerow trees and established garden planting. Root systems in those areas can be extensive, and after a dry summer they're hungry.
What Doesn't Change: The Owner's Responsibility
One thing the drought hasn't changed is who's responsible for what.
Private drains serving a single property are the homeowner's problem, from the house to the boundary. Shared private sewers (drains that serve more than one property but haven't been adopted by Thames Water) are a shared responsibility between the connected properties. Public sewers that have been adopted by Thames Water are theirs to maintain.
The complicated part is that drought damage doesn't respect those boundaries. A section of private drain under your garden can shift, open a joint, and the resulting infiltration can either cause localised ground collapse on your land or allow root entry that eventually causes a blockage that backs up into your property. The fact that Thames Water has a hosepipe ban and is actively managing reservoir levels doesn't affect your liability for a private drain that's quietly cracking under your patio.
Landlords in the RG12 to RG42 postcodes are in a slightly different position. Obligations to maintain drainage in habitable condition sit with the landlord under the Landlord and Tenant Act 1985, and a blocked or collapsed drain discovered during a dry-spell survey, and fixed proactively, is a far simpler situation than one discovered after a tenant reports sewage backing up in the garden on a wet Saturday in November.
CCTV Survey: What It Actually Shows You
A CCTV drain survey is not complicated. We push a small camera through the drain run and watch the footage in real time on a monitor. The camera records everything. You get a report with still frames and the footage. What we're looking for in the context of drought damage specifically:
- Joint displacement. Pipes where the sections have moved relative to each other. Sometimes minor, sometimes enough to create a significant flow restriction or an open gap where infiltration is happening.
- Longitudinal cracking. Cracks running along the pipe rather than across it, classic signs of ground movement rather than point loading.
- Deformation. Plastic pipes that have been squeezed oval by surrounding ground movement, less common in rigid clay drains, but relevant in newer systems under significant soil pressure.
- Root ingress. Usually visible as fine root masses at joints, which in a dry year can be much more extensive than the previous survey showed.
- Standing water or ponding. Sections where the gradient has been altered by subsidence, causing water to sit rather than flow. This creates the conditions for deposit build-up and eventually a blockage.
- Fractures and holes. Open damage where ground or debris can physically enter the pipe.
The survey takes an hour or two on a typical residential drain run. You get honest information. If the pipes are fine, we'll tell you. If there's movement that needs addressing before autumn rains make it worse, you'll know what and where and why, not a vague recommendation to dig something up.
CCTV surveys in Bracknell and across Berkshire are something we do year-round, but autumn pre-inspection surveys are a distinct discipline. You're specifically looking for drought-induced damage while the ground is still relatively dry and the pipe conditions are visible without the interference of heavy sediment load.
What Happens If You Don't Look
Nothing, for a while. That's the honest answer. Drought damage to drains is silent. The pipe sits there, cracked or displaced, not causing you a problem you'd notice. Until it does.
The blockage scenario is the more common outcome. Silt enters an open joint over the autumn. It builds. Six weeks later there's a slow-draining sink, then a backed-up toilet, then an emergency call on a wet evening. By that point the ground has re-wetted, the soil has moved again, and a drain repair is more complicated than a pre-emptive fix would have been.
The collapse scenario is less common but more serious. A section of drain with significant fracturing, under soil that's been repeatedly shrinking and re-expanding, can give way. The ground above it drops. On a patio, that's a tripping hazard and an expensive repair. Under a driveway, it's worse. Under a wall footing, it becomes a structural matter.
Neither of these outcomes is inevitable if the damage is caught early. That's the entire point. Relining a displaced joint or a cracked section of pipe before it fails costs substantially less than dealing with the downstream consequences of a collapse.
No-Dig Options Where They Apply
If a survey does find problems, excavation isn't always the answer. It's rarely the first answer, anyway.
Cured-in-place pipe lining (CIPP, or drain relining) works by inserting a resin-impregnated liner into the existing pipe and inflating it against the pipe walls. When the resin cures, you've got a new pipe inside the old one. No digging. No surface reinstatement. The liner bonds to the host pipe and creates a joint-free inner surface that roots can't penetrate and infiltration can't enter.
For drought-displaced joints that haven't moved beyond a certain tolerance, and for longitudinal cracking that hasn't caused collapse, relining is often the appropriate fix. It's not the answer for every situation, a pipe that's fully collapsed or significantly misaligned past the point where a liner can conform needs a different approach. But it's the right starting point for the majority of the damage patterns a dry summer creates.

The Timing Argument
There's a practical case for acting in September and October rather than waiting.
The ground is dry now, which means ground conditions for any remedial work are about as good as they get. Excavation, where it is needed, is in stable soil. Liner curing times are faster in warmer ground temperatures. And frankly, every drainage company in Berkshire is going to be busier in November and December when the call volume spikes after the first sustained autumn rain. Booking a survey now means quicker availability and a clearer run at fixing anything found before winter.
Thames Water's hosepipe ban is the story everyone's talking about. But the ban will end. The ground movement it's been driving underground will still be there when it does. The question is just whether you find it on your terms, before the autumn rains, or on the drain's terms, once something's failed.
