Collapsed Drain Repair Bracknell | No-Dig Fix
A real collapsed drain job near Bracknell town centre. See what our CCTV survey found, how we relined it without digging.
The call came in on a Tuesday morning from a landlord with a terraced property just off the town centre, close to the Peel Centre. His tenant had been complaining for weeks about slow-draining sinks and a smell coming up through the bathroom floor. The landlord had already paid someone else to jet the drain. Twice. It cleared for a few days, then the same problem came back.
That's a pattern I recognise immediately. When jetting fixes a blockage and the blockage keeps coming back, jetting isn't your problem. It's a symptom of something worse sitting further down the pipe.
I told him we needed to put a camera in before we touched another jet.
What the CCTV Survey Showed
We arrived, set up the survey reel at the manhole in the back yard, and pushed the camera down. The first thirty feet looked rough but passable. Old clay pipe, some scale build-up, a couple of root intrusions from a tree in the neighbouring garden. Not pretty, but not the cause.
Then we hit it.
At around 11 metres from the manhole, the pipe had collapsed. Not a crack, not a joint displacement. A proper collapse. The top of the pipe had caved in and the surrounding soil had partially filled the channel. The pipe was about 60% blocked just from the structural failure alone, and every time someone ran the jetter through it, they were just pushing material into the void and temporarily clearing the channel. A few days later, more soil worked its way in, and the blockage was back.
Further along, we could see what had caused it. The pipe was old vitrified clay, likely original to the 1960s build. That section had a severe belly in it, where the ground had settled and the pipe had sagged downward over the years. Water and waste were sitting in the low point rather than flowing through. The standing water had softened the surrounding ground, the ground had lost support, and eventually the pipe gave way.
The previous contractor had missed this entirely because they never put a camera in. They just jetted and hoped. I see this all the time. It costs the customer money and time, and it doesn't fix anything.
The Before: What the Property Looked Like
To be clear about the state of things when we got there.
The back garden was a decent size, properly paved over with Indian sandstone slabs. Tenant had been living with slow drains for at least six weeks. The landlord had spent money on two jetting visits that achieved nothing lasting. The smell from the bathroom was bad enough that the tenant had raised it formally in writing, which meant the landlord now had a legal clock ticking on him to sort it.
Under that paved garden, we had:
- A collapsed clay pipe at 11 metres from the manhole
- A significant belly in the pipe at around 14 metres, with standing effluent sitting in the low point
- Root intrusion at two joints between the 6 and 9 metre marks
- General deterioration consistent with a pipe that had been in the ground for sixty-plus years with no maintenance
If we'd excavated every problem point, we'd have been lifting a significant portion of that paved garden. The landlord was already facing repair costs. Ripping up good sandstone paving on top of that, then reinstating it, was going to make an already expensive job considerably worse.
So we didn't.
What We Did: Drain Relining Without Digging
I recommended a full structural reline of the affected section. No-dig, or as close to it as the job allowed.
Here's how drain relining works, because I get asked this constantly and a lot of people don't understand what they're buying.
We insert a felt liner into the existing pipe. The liner is saturated with a two-part epoxy resin. Once it's in position, we inflate a bladder inside the liner and hold it at pressure while the resin cures. The liner bonds to the inside of the existing pipe and hardens into a new structural pipe within a pipe. It has its own integrity. It doesn't rely on the old clay to hold its shape. A properly installed reline has a design life of at least fifty years, and we back our remedial work with a 20-year guarantee.
Before we could reline, we had to prepare the pipe. You can't line over a collapse and expect a good result.
Step One: Root Cutting
We ran a rotary cutter through the pipe to remove the root intrusions. The roots had worked their way through two joint gaps and were starting to spread inside the pipe wall. Left alone, they'd have caused their own collapse within a few years. The cutter cleared them back flush with the pipe wall and opened up the bore properly.
Step Two: High-Pressure Jetting
Once the roots were cleared, we jetted the whole section thoroughly. Not to fix anything, but to clean the pipe wall so the resin would bond correctly. You can't get a proper bond onto a pipe wall that's coated in decades of scale and grease. The jetting also flushed out the loose debris from the collapse zone.
Step Three: A Second Camera Pass
We surveyed again. I want to see exactly what we're lining before the liner goes in. This is the check that tells you whether the preparation has worked and whether there are any surprises the first pass missed. There weren't, in this case.
Step Four: The Reline
We measured the section to be lined, cut the felt liner to length, and saturated it with resin. The liner was pulled into position using an inversion method, turning the liner inside out as it was pushed into the pipe so the resin-coated face ended up against the pipe wall. We inflated the bladder to hold the liner hard against the host pipe, checked the pressure, and left it to cure.
Cure time varies with ground temperature. This job was in early spring, so we gave it the full recommended period before deflating and withdrawing the bladder.
Step Five: Final Survey
Camera back in. We checked the liner had seated correctly along its entire length, that the ends had sealed at the manholes, and that there were no delaminations or voids. The bore was clean, smooth, and round. Completely different pipe to what we'd started with.
Total excavation: one small access point at the downstream manhole, which was already exposed. The garden stayed intact.
The After: What Changed
The comparison is stark.

The landlord got a full written survey report with before-and-after footage from both camera passes. That documentation matters if there's ever a dispute with the tenant about when the repair was carried out, or if a future buyer's surveyor asks about drainage condition.
What the Delay Actually Cost
I'm not going to lecture anyone. But I will tell you what the delay cost this landlord, because it's worth being specific.
Two jetting visits from the previous contractor. Wasted money, because the underlying fault was never identified.
Six weeks of a tenant living with a slow drain and a smell, which created a paper trail of formal complaints. That paper trail has its own value to the tenant if they ever want to argue about the condition of the property.
The belly in the drain had been there for a while. The collapse, once it reached the point we found it, was probably imminent anyway. But the root intrusions had been growing for years. Roots in a drain don't announce themselves. They get found on a survey, or they get found when the pipe fails. Catching them during a survey is considerably cheaper than dealing with the aftermath.
A CCTV drain survey on a residential property this size isn't a huge outlay. Done before the first jetting visit, it would have identified everything we found. The landlord would have paid for one visit instead of three, and fixed the actual problem six weeks earlier.
The Clay Pipe Question
This property was built in the 1960s, and that's typical for a lot of the housing stock near Bracknell town centre. Similar-era properties in Priestwood, Easthampstead, Bullbrook, and parts of Harmans Water are all sitting on original clay pipework that's now between fifty and seventy years old.
Clay pipe is fine when it's sound. It's not fine when the joints have been opened by tree roots, when the bedding material has washed out, or when ground movement has introduced a belly. And unlike modern plastic pipe, it doesn't flex. When the ground moves, clay breaks.
If you're in a property from that era and you've never had a survey done, I'd say the odds are reasonable that there's something worth knowing about down there. Not necessarily a collapse. But scale build-up, root intrusion, joint defects. Stuff that's easier and cheaper to address before it causes a problem.
I had a job in Warfield last year where the homeowner commissioned a survey purely out of curiosity when they bought the house. We found a partial collapse in the main drain run that had probably been there for years. They got it relined before they moved in properly. No emergency, no crisis, no tenant complaints. Just a problem caught and sorted.
That's the best outcome in this trade. Most of the drama in my working week is caused by something that could have been caught earlier.
What Drain Relining Won't Do
I want to be straight about this, because relining isn't magic.
Relining fixes the structural problem. It creates a new pipe inside the old one. It seals out root ingress because a continuous liner has no joints for roots to exploit. It fixes bellies and cracks and collapses by giving the drain its own structural integrity independent of the host pipe.
What it won't do is fix a drain that's been laid at the wrong gradient. If a pipe was installed without enough fall and waste doesn't flow properly as a result, relining that pipe to the same dimensions doesn't change the gradient. You've got a smooth, new-condition pipe that still drains slowly. In those cases, excavation and re-laying is sometimes the right answer, and I'll tell you that rather than sell you a reline that doesn't solve the problem.
It also won't reline past a total obstruction. The liner has to travel the length of the pipe. If the pipe is completely blocked or so badly deformed that we can't get the equipment through, we may need to excavate the worst section, repair it conventionally, and then reline the remaining run. That's not common, but it happens.
On this job near the town centre, the collapse was severe but not total. We could still get the camera and the cutter through. That meant no excavation was needed beyond what was already accessible.
The Lesson for Bracknell Homeowners and Landlords
If a drain keeps blocking after jetting, stop jetting it. Get a camera in it.
Jetting clears material. It does not fix a pipe that has failed structurally. If the camera shows a collapse, a belly, or significant root intrusion, you're looking at a repair, not a clearance. Those are different jobs.
